What Happens When You Call
We start with the property itself: the total unit count, how many units are rented at or below the income limits, and what those units rent for. Those three numbers decide most of the eligibility question. With them, we can tell you whether the property looks like a fit for the exemption and roughly what it could take off the tax bill, working from the latest assessed value on the Palm Beach County roll.
If it makes sense to keep going, we lay out the steps in the order they happen: FHFC certification, the county DR-504AFH filing, then the annual recertification that keeps the exemption in place. If the numbers do not support a filing, we tell you that plainly. After the first call, we can keep working by phone, set up a video meeting or meet at our office.
What to Have Ready Before You Call
- A current rent roll listing each unit, its rent and whether it is occupied.
- The parcel ID from your most recent property tax notice.
- The income limits you apply to the restricted units, plus any recorded land use restriction agreement.
- Copies of any earlier exemption filings or letters from the property appraiser or FHFC.
