Terms and Conditions
What These Terms Cover
These terms apply to this website, run by Live Local Act Consultant Palm Beach Gardens in Palm Beach Gardens, FL. By reading or using the site, you agree to them. If you do not agree, please stop using the site.
The site is informational. It explains how Live Local Act property tax exemptions work and what we help property owners with. It does not sell anything online, and the phone is the only way to reach us, at (561) 529-9740.
General Information Only
Our pages describe the Live Local Act, FHFC certification, the county DR-504AFH filing, annual recertification and resident income verification in general terms. Statutes, agency rules, forms and deadlines change, and every property's rent roll and unit mix is different. Reading this site does not create a client relationship, and the content should not replace advice from your attorney or accountant about your specific situation.
What a Free Estimate or Eligibility Check Means
When you call, we may give you a free savings estimate or a free eligibility check. Both are based on the figures you share with us, such as unit counts, rents and assessed value, and they are only as accurate as that information.
An estimate is not a promise of savings or approval. The Florida Housing Finance Corporation decides certification, and the county property appraiser decides whether an exemption is granted and how much. Any paid work we take on is set out separately in a written agreement.
Accuracy of the Site
We try to keep the information current and correct, but we cannot guarantee that every page reflects the latest rule or form revision. We may update, change or remove content at any time without notice.
Use of Our Content
The text, layout and graphics on this site belong to us. You may read and print pages for your own reference. Please do not copy, republish or sell our content without our written permission.
Limits on Our Responsibility
The site is provided as it is. To the extent Florida law allows, we are not responsible for losses that come from relying on general website content, from site downtime, or from decisions made without speaking with us or a qualified professional about your property.
Governing Law and Changes
These terms are governed by the laws of the State of Florida. We may revise them from time to time, and the version posted here is the one that applies. If any part of this page is unclear, we are glad to walk you through it when you reach us at (561) 529-9740.
